Property Cleanouts for Landlords, Realtors & Property Managers

A tenant moved out and left half their furniture. A listing needs to be empty before photos on Thursday. A bank-owned house is still full of the last owner's things.

We clear properties all over Howard County and leave them broom-swept, whether anyone is there or not. Here's how it works.

The Short Version

  • What we do: clear the whole property or just what was left behind (furniture, mattresses, appliances, trash bags, yard debris) and broom-sweep when we're done.
  • Nobody needs to be there: leave a key or a lockbox code, and we'll send you before-and-after photos when we're done.
  • What it costs: priced by how much room it takes up in our truck, from $79 for a single item to $399–$649 for a full truck. You get the price before anything is loaded.
  • How fast: same-day is often available. Text photos to (410) 300-6743.
  • Who we are: a local Howard County crew with 550+ jobs finished since November 2025, a 5.0 rating from 148 Google reviews, and the Howard County Government 2026 Business Recycling & Waste Reduction Award.

Tenant Move-Outs and Evictions

First, make sure you're legally clear to remove a tenant's belongings. Maryland has rules for abandoned property and for evictions, so check your lease, your attorney or the court's order before anything gets hauled.

Once you're clear, text us photos of each room. We'll clear what's left (furniture, mattresses, appliances, clothes and trash) and broom-sweep, so your cleaner or painter can start right after. Keep our receipt for your records.

Foreclosures and Bank-Owned Homes

Whole-house trash-outs, including hoarder conditions and homes with animal waste. We don't do mold remediation or biohazard sanitizing, so if the house needs that, pair us with a remediation company. For a big house, we'll often walk through it first so the price is right. We send before-and-after photos for your files.

Realtors: Getting a Listing Ready

We empty the house and broom-sweep, so your cleaners can do the detail work before photos. Tell us your listing photo date and we'll plan around it.

  • Leave a day before the deep clean. An empty house can turn up stains or wall damage you'll want to patch first.
  • Yard too? We haul yard debris and fallen limbs, so the curb photo looks as good as the inside.
  • Valuables to sell? If the family wants an estate sale, that comes first. We clear what's left. Our estate cleanout guide covers that side.

How It Works

  1. Send photos. A few shots of each room, plus the garage, basement and yard if they need clearing. For a full house, we'll often walk through it first.
  2. Get a price. We price by truck space and tell you before anything is loaded.
  3. Give us access. Meet us there, or leave a key or a lockbox code. Tell us if anything stays.
  4. We clear it and sweep up. When we leave, the property is empty and broom-swept, and we send you before-and-after photos.

What It Costs

How muchPrice
Single item$79–$149
Quarter load$149–$249
Half truck$249–$399
Full truck$399–$649

Our standard truck holds about 13.3 cubic yards. A whole house can take more than one load. The price we quote is the price you pay. See our pricing page for more.

Where It Goes

Furniture and household goods in good shape go to the Habitat for Humanity ReStore in Columbia or Second Chance in Baltimore. Metal goes to the scrap yard, electronics go to eRevival, and the rest goes to the landfill. We can't take paint, chemicals or fuel. Our Howard County recycling guide covers where those go.

Common Questions

Do we need to be there?

No. Leave a key or a lockbox code and tell us what stays, if anything, before we start.

Do you send before-and-after photos?

Yes. We send before-and-after photos of the job, so you have a record for the owner, the bank or your files.

How fast can you come?

Same-day is often available. Text us photos and the deadline, and we'll tell you the soonest time.

Do you deep clean?

No. We're a junk removal crew, not a maid service. We clear the property and broom-sweep, and your cleaning company takes it from there.

Can you handle hoarder houses or homes with animal waste?

Yes. We clear hoarder houses, including homes with animal waste, and broom-sweep when we're done. We don't do mold remediation or biohazard sanitizing. Our hoarding cleanup guide has more.

Where do you work?

All of Howard County, including Columbia, Ellicott City, Elkridge, Clarksville, Fulton, Savage, Jessup and Laurel, plus nearby Catonsville and Hanover.
